Hi everyone,

I just have to vent about my landlord. We live in the basement suite of his house which is at a good price, and in a great area... but....

1. He's noisy: He has parties late at night, plays guitar late at night, plays fetch with his dog indoors (on their hardwood floors). Can you believe that when I ask him to avoid singing and playing guitar (loudly) as late as midnight, and when he has guests over, on occasion as late as 2:30am... he tells me that it's his house and he can do what he wants and he's not going to do anything about it. He doesn't care that I need to be at work in the morning at 6:00am each day.

2.) He's lazy and ignorant: Our landlord does not clean his own house. It's a real mess and he pays a cleaning service to do his laundry and clean his sh*t. It's as if it's a frat house with only beer bottles and pizza boxes in the garbage. He doesn't do any yard work either. He pays a company to mow the lawn, but they even do a bad job of it. He doesn't understand the concept of our city's recycling system either. Practically the only reason his yard has flowers or anything alive in it is because my girlfriend loves to garden and has done a nice job with some parts of the yard.

3.) He's got a large dog he doesn't care for: So, my landlord decided to get a black lab puppy without us knowing it. The dog was such a loud and terribly puppy, and they neglected to trained it properly. For about a year it was the worst trained dog that we even started to hate the dog. He would jump up at us and bite (wrecking cloths), be really noisy upstairs, and be a general disturbance. We avoided having friends and family over to our place because we didn't want them to be attacked by this dog. But, as time went by we really realized it was the dog's useless owner that was the problem. He is almost never home. When he goes out, he puts the dog in a crate and turns the TV on so the dog has something to listen to? By the way, this crate isn't even big enough for the dog to turn around in, or sit up normally. Sometimes they'd keep him in there for as long as 12 hours. The dog has never gone for a walk longer than an hour and never ever ever more than once a day. And, it doesn't seem to go for a walk on any sort of regular basis. They never play fetch with it or any games to stimulate its mind. I've ended up playing with the dog as much as possible because I feel so sorry for him. This dog is ruining their hard wood floors, their backyard is mostly dust now, it's digging big holes, barking a lot, Chews on everything, and gets overly excited whenever it sees a person. Those are all signs that the dog is severely under stimulated.

Then today, because I felt sorry for the dog, I was playing fetch with it again, and then our landlord comes outside and mentions that he WILL be getting a second dog so their first dog can have a "sister." I was speechless. Like I was slapped in the face. What do you say to something so STUPID?

Is it just me or is my landlord a complete idiot!!!??? He doesn't have the time of day to take care of his dog now, how can he even consider getting a second dog?

My girlfriend and I are kind of stuck between a rock and a hard place. We really like the basement suite itself and don't think we can find a place like it at the price and location. But, we've got the world's worst landlord.

I need some input. What should I do about my moronic landlord? How can I convince him not to get another dog? What can I do when he really doesn't take any of our requests into consideration?

Does anyone else have similar issues?

thanks for the replies.

But, aren't there tenant and landlord rules that the landlord cannot totally inconvenience the tenants every minute their home?

In apartment buildings there are "quiet time" rules. Are there no rules for basement suite arrangements? There are bylaws against being loud past certain hours I'm sure.

I wish there was a way to punish this guy for his stupidity and total lack of respect for us. I do not appreciate having two or three guitars played loudly, accompanied by a singing voice on MICROPHONE at 2:00am when I need to wake up in three hours.

Maybe I'm too good a person because I really don't have it in my heart to play my guitar or violin AS LOUD AS POSSIBLE when I wake up at 5:00am. Maybe I should.

It's tough being a renter.... sigh... Where's the poison?

Not to mention, my girlfriend and I don't have much money. My girlfriend goes to school full time and I work my butt off to pay the bills.

It's not like we have many options in our price range.

Hi Muddyboots,

Vancouver's a pretty special case in this recession of ours. The housing market took a little dip here, but it's still very strong and the rental market is quite crazy.

A2C, I sure hope I could be in a position to be his landlord, but I don't think I would ever want him renting from me. He's a slob. Then again, it would be fun to subject him to lots of noise and abuse.

Definitely use the violin - and amp it up on a mic somehow. Try to play like a first month student (which is actually kind of hard once you get to be a bit better... how do I know? :wink:). Of course, I would personally never do such a thing - but if annoyance is what you're going for, that'd definitely beat the guitar.

I'd be trying really hard to find a different place, money or no - and coming up with creative ways to bump the income up a bit. It also might not hurt to see if you.

Any way you could see if there's someone who'd be willing to let you board at their place in exchange for some work?

Oh, and is there a reason you can't haul off and marry the girl? Maybe she could take a semester off - or go part time and ya'll could try to get ahead of the power curve on the money side of things. Dave Ramsey is a good place to start.

It's his house, so it's his right... Here's an idea: colloborate with the neighbor, and ask the neighbor to call the cops every time there is a disturbance of the peace. You obviously can't call the cops, or could you? Tell them you don't want to be contacted! :D

Laws, ordinances or rules notwhitstanding, this guy is in his house. If you continue to live there, he will continue his behavior.

You are basically supporting his annoying you, with your renting his apartment.

Even when times are though, there are options. Start looking around for an apartment, and do not sign a long term lease with this guy (if you don't have one now) and find out what the law says regarding safety rent deposit, and how you can go about recovering it when you move. Also make sure that you do not damage anything in the apartment, so he won't have grounds for withholding any of that money.

You can fight him, and play your music as loud as you can, but... why?

It is easier to find a way to move.

Hi David,

Lots of helpful info here http://www.rto.gov.bc.ca/, might want to read through it. Also, is it a legal suite?

If you can't talk to or reason with the landlord, then move. It's not worth the headache. I've been there and done that and the best thing I did was move on.

Hopefully things work out for you.

David, parts of your story sound all to similar. Several of my friends are renters and have all suffered in similar situations. The only solution seems to be to get out of there!
