sounds like you are going to have to just suck it up until schools over and your finances improve.

So...

I sent my landlord an e-mail a couple of days ago telling him that we didn't appreciate him coming home at midnight, purposefully waking up his dog by tapping loudly in the kitchen counter above our bedroom (where we were sleeping) until his dog woke up, then playing with his dog above our heads. The dog banged around and our landlord conversed with the dog with no regard for the fact it was very late.
Then when he finally finished playing with the dog after about 10-15 minutes he sits down and watches tv until 2:00am.... at a volume that made it very hard to sleep.

I left for work in the morning at the usual 5:45am and it was quiet in the house, but my girlfriend was still home, hoping to be able to sleep in until maybe 10:00am, considering the noise that got both our hearts bumping so late at night... Anyways, our landlord gets up early (8:00am or so), turns his TV on so loud it sounded as if it was our own tv, but even louder than we ever listen to it. Then, he takes his dog for a walk and leaves the TV on... still super loud. Meanwhile my girlfriend is going nuts because there was no way she could get back to sleep, and because this happens all too often.

Anyways, so I just send an e-mail saying we didn't like the noise he made which disturbed both of our sleeps, and then also mentioned how his son's air condition unit (which is not necessary in Vancouver, but he has anyway) is loud and he runs it all night long which bothers our sleep with a constant deep humming sound.

He writes back saying that he apologizes about the noise, but he doesn't think there's anything he can do, so he's giving us 3 months to move out.

How about that eh?

Thankfully my girlfriend and I have already been looking for a new place for about a month and a bit now, but still, it's freaking annoying that this *ssh*le can be so inconsiderate to us. We want to get him back, but there's nothing we can do.

So we're going to ramp up our search for a new home.....

Sigh.

No problem Dave, that's what we're here for

Sounds like your problem has found a solution; good luck on the search for a new home!

Thanks Hal,

Yeah, we've been given a solution. We're just frustrated because I'm thinking it wouldn't be smart to use our current landlord as a reference.

Anyways, thanks again.

Cheers,

David

David, I know exactly what you;re going through. WIXer's might remember the shootout next door to me a few years ago, where the round came through the wall over my head...

Hi Davey:

You can turn this situation around. On the last week you are there, get up at 3am, and scream into a bullhorn and tell your neighbor you're doing a science experiment.

Hmmm... a happy ending, maybe.

After my last e-mail to our landlord about being woken up late at night, and other such noise issues I got a response e-mail from him.

He's decided to kick us out... I suppose he didn't want any more complaints (because we all know he won't change), so he's not going to rent his basement anymore and simply have his son who lives upstairs live downstairs in the suite. He is giving us until October to find a new place to live. That's not so bad, since we've already been looking for a new place for over a month, but not such great news considering he's the idi*t, and that the suites that we have taken a lot at really really sucked, which had discouraged us somewhat.

That being said, my mum had mentioned their neighbours across the street from them had a basement suite and had heard that they were doing some repairs to it and thus, nobody was living in it, and it could possibly be available once the repairs our done. Consequently, I asked my mum to look into it for us.

So, on Sunday Marina and I went out to look at a 2 bedroom suite on Vancouver's East side, which is not exactly considered the "good side" of the city, but not terrible to any extent. We saw the place and it was a horrible slum basement suite of an ugly house. There were tenants still living in it, and being "typical" students there were clothes on the floor, dirt and garbage everywhere, the kitchen was filthy, even a P*RN magaizine laying out in the open!!! Looking past all that and knowing we'd keep it clean we still felt it was a really awful suite.

We got home quite discouraged and then got a call from my mum that their neighbour who has the basement suite was over having a beer with my parents and some other neighbours on their front porch and that we could come by and take a look at the suite.

so we went, took a look and it was really nice. It was slightly smaller than the place we're in now, but really quite awesome! It was a one bedroom, but had lots of storage, and well.... was a great deal.

So we took it!!! But it's not available until mid-September.

If you can believe it, for what seems like a 700-750 sq. ft. suite with utilities included... they only want $650/mo. That's amazing, considering we pay $850/mo. for the place we're in now, plus we pay half of our landlord's utilities (which works out to about $1100/mo.). We're really going to be able to save some money, stay on the good side of the city, close to work, family, Marina's university, bus routes, etc, etc....

There are so many good things about the new place. For instance, my parents' neighbours are both very very quite, they have no pets, and they're out of town a lot. The main reason they have the basement suite is just because they want to have someone in the house for the times that they're not able to be there.

I'm just really excited and thought I'd share that with all of you who have been following my little saga.

Oh, I nearly forgot. My boss told me today about how if a landlord is kicking you out of their suite for them to take it over themselves, then they are required to give you the last month rent for free. That would be awesome if is true. I just gotta read into it more.

Alright, so now Marina and I just have to survive living where we're at for another couple months, then we'll be living the good life!

Cheers,

David

Davey:

Why not look at some classified ads for studios for rent. I'm sure you could find more options.

Ok, so my landlord is an even bigger idiot than I thought.

Yesterday was a weird day. My landlord, his son, and his dog were all out of the house. This never happens considering they always seem to crate the dog when they go out, but alas, they were all gone, almost all day.

Turns out when they got home they brought home with them TWO black lab puppies!!!! That makes three black labs in the house now. We knew that he had an idea to get one more dog which we knew was STUPID enough, but getting two is... is..... I'm at a loss of words.

I'm so glad that he's kicked us out... Marina and I wouldn't be able to handle another winter living underneath those morons. They have always treated their first dog like a toy. Marina and I both feel really bad after our landlord and his girlfriend spent hours last night (until midnight) playing with their new dogs outside. It'll be the last time they pay that much attention to them poor things. Ok, so maybe it'll last a little longer, but after a couple weeks the "new" factor will wear off and the puppies will begin to be neglected too.

They only play with it when it's convenient for them. Which is generally once a week. Taking their first dog for a walk is a bi-monthly event.

The crate that they leave their first dog in is not big enough for it to stand up in and I don't know if it's possible for him to turn around. Since they leave him in the crate so long when they go out, the dog always needs to pee or p**p which forces them to clean the blanket they put in the crate... so what does our landlord do? That's right... he has stopped putting a blanket in the crate. Now the dogs getting sores on his elbows and knees.

Welcome to a sh*tty life you two new puppies!!!

During the winter, all three dogs will NEVER and I mean NEVER be taken for a walk, since the dog's owners don't want to go outside when it's raining and certainly not when it's snowing.

I can wait to see three full grown black labs tear apart his house which might I add is really small!!! Having three dog crates in their living room is going to reduce their living space in half. I have no pity for them, but I feel immensely terribly for the dogs.

Sigh. My landlord is a individual of questionable judgement.

And for anyone that missed it. Marina and I will be moving into a place that is right across the street from my parents house, where I grew up. The unit is only slightly smaller than what we're in, but the people above are a very quiet, almost silent couple. They're often out of town too. It's such a great neighbourhood and the rent we'll be paying there is about $400.00 less than we're paying right now to live in hell.

I digress. I just needed some place to vent all that cr*pola.

Thanks guys. I owe you all a beer. (disclaimer: David cannot afford that much beer so the phrase was meant only as a thank you and holds no real offer there in.)

Cheers,

David

David - moving out is the only thing to do - well done.

As to his wanting to be a lifelong fratboy; that's his (not your) problem. As we say, he has to live with himself for the rest of his life. Acting as a immature irrisponsible idiot will certainly have consequences he'll not be able to deal with sooner or later - but that's not your concern.

You can report your landlord to the SPCA for animal cruelty. That's the right thing to do, best thing for the animals and doesn't put you in the firing line, as you are leaving.

HTH.
